My honest take
The spread between the two dates on the original's own record doesn't worry me much on its own — most large NCR projects from that era slipped past their first RERA-declared date, and this one still got built, delivered and occupied, which is more than some 2017-vintage projects nearby can say. What matters more for a buyer today: ACE Parkway 2.0 is being sold on the strength of that same developer's execution record, and the evidence for that record is genuinely there — a completed, occupied project with a public RERA history you can go read yourself, not just a brochure claim. Now that ACE Parkway 2.0 has its own registration, its own escrow account and a formal Agreement for Sale mechanism, the RERA-declared possession date is 15 February 2031 (UPRERAPRJ528653/07/2026).
